Moving to Prescott, AZ

Your questions, answered

let's dive in

These are the questions I get most from people thinking about a move to Prescott. Don't see yours? Text me, I'll answer it (and probably add it here).

How do you pronounce Prescott?

Like Preskitt. Say it that way and you'll sound like you've lived here for years (locals will notice!).

What is the weather like in Prescott, AZ?

Four real seasons, all of them mild. We sit at roughly 5,400 feet in the high desert, so summer highs usually land in the mid-80s while Phoenix is pushing 106. Winters bring a handful of light snows, about 12–15 inches a year, and it's usually melted within a day or two. Monsoon season runs from about July through September with quick afternoon storms. And remember, Arizona doesn't do daylight saving time.

How far is Prescott from Phoenix and the airport?

About 100 miles, or roughly 1.5–2 hours to Phoenix Sky Harbor depending on traffic and which route you take. Prescott Regional Airport (PRC) has limited commercial service, so check the current schedule, but most folks fly in and out of Sky Harbor.

How much do homes cost in Prescott right now?

The median sale price in Prescott was right around $610,000 in August 2026, and homes were taking about two months to sell (Redfin). Prescott Valley and Chino Valley often come in lower, and acreage or golf communities run higher. Prices move every month, so text me and I'll send you what's happening in the exact area you're watching.

What's the difference between Prescott, Prescott Valley, Chino Valley and Dewey-Humboldt?

Together they're called the Quad Cities. Prescott has the historic downtown, the pines and the Dells. Prescott Valley is newer, a little more suburban, with a lot of shopping and newer builds. Chino Valley is more rural, with bigger lots, horses and room to spread out. Dewey-Humboldt is quiet and ranchy. Each has its own vibe, and part of my job is helping you figure out which one fits your life.

What are the best neighborhoods in Prescott?

Everyone I've ever talked to here thinks their neighborhood is the best one! It depends on what you want. The Historic District is walkable to Whiskey Row and the Courthouse Plaza. The west side near Thumb Butte puts you in the pines. Williamson Valley has acreage and big views. Prescott Lakes, Hassayampa and Talking Rock have golf and community amenities. Tell me how you want to spend a Saturday and I'll point you in the right direction.

Is wildfire a concern, and how does homeowners insurance work?

Wildfire is a real part of living in the pines, and insurers look closely at it. I recommend getting insurance quotes early, ideally before your inspection period ends, and asking about defensible space and Firewise communities. I have local insurance agents I trust and I'm happy to connect you.

What should I know about water, wells and septic?

Water is a big topic in Arizona. Many homes are on city water, but plenty of properties, especially with acreage, are on a private or shared well and a septic system. Before you buy, we'll confirm the water source, look at well reports and shared-well agreements, and schedule the right inspections. Consider it handled.

Are there a lot of HOAs in Prescott?

Many neighborhoods have one, and they range from a small yearly fee to full-amenity communities. Always read the CC&Rs, especially if you have an RV, want chickens, or plan to rent the home short-term. Plenty of homes have no HOA at all if that's your preference.

Are property taxes in Prescott high?

Most people moving from California, Illinois, Texas or the Northeast are pleasantly surprised. Arizona property taxes tend to be on the lower side, but they vary by home and district, so check the Yavapai County Assessor for any property you're considering. I'll help you look it up.

What is healthcare like in Prescott?

Yavapai Regional Medical Center has campuses in both Prescott and Prescott Valley, and the Bob Stump VA Medical Center is right here in Prescott. Specialists and bigger hospitals in Phoenix are a drive down the hill when you need them.

Can I buy a home in Prescott from out of state?

Yes, and helping newcomers find the right fit is my bread & butter. I do live video tours, send honest notes on what photos don't show (road noise, the view from the kitchen, the neighbors' dogs), and your closing can often be done remotely with a mobile notary. I'm your boots on the ground until you get here.

What is there to do in Prescott?

Hike Thumb Butte, paddle Watson Lake, ride the Peavine Trail, and scramble around the Granite Dells. Grab dinner on Whiskey Row, catch a summer concert on the Courthouse Plaza, and don't miss the Christmas lights downtown. Prescott is Arizona's Christmas City and "Everybody's Hometown" for a reason.

What are the schools like?

The area is served by Prescott Unified, Humboldt Unified (Prescott Valley) and Chino Valley Unified, plus a number of charter and private schools. Yavapai College and Embry-Riddle Aeronautical University are here too. School boundaries matter when you shop, so tell me what you need and we'll filter for it.
